Three Important Reasons to Get Prequalified

I recently helped a home-shopper named Richard who said, "Man, I'm glad I only do this two or three times in my life." Further in our discussion, it became clear that it wasn't
actually the process of finding a home that brought so much stress, it was the loan process.

"More intimate than a medical examination," as he put it. And his last home loan was badly mishandled, which delayed the closing. He wanted to "get the loan part over with" first so he and his wife could just enjoy the experience of finding their new dream home. Richard was on to something, and it is the first important reason to get prequalified:

1 - Peace of Mind.
  Getting that letter of prequalification lets you relax and enjoy looking for just the right home for you. It means that a lender has certified that you are qualified to purchase a new home. It isn't a guarantee of a loan, but states that, based on the important criteria of credit and income, you are qualified to purchase.   

You may find greater peace of mind by getting a preapproval. A preapproval means that you have completed most of the loan process and are not just qualified, but are actually approved for up to a specific loan amount. The one thing needed to complete the loan is for a home to be chosen and appraised, and a closing date set. This is the route Richard and Karen chose to take because 90% of the loan process was "finished and done" up front.
 
2 - Be Ready to Make an Offer.
  In the Atlanta metro area, most home sellers today require you to show a letter of
prequalification or preapproval before they will accept an offer from you. Waiting a day or two to get that letter could mean you lose the home you want, so have it ready before you go shopping.
 
3 - Know What Price to Shop For.
  What if you found the perfect home, got all excited about it, but then the anxiety of wondering if you could actually qualify to purchase it sets in. Not knowing if you can buy the one you want really raises the stress levels. When you're prequalified, you'll know what price range to shop for. As well, many have found in the prequalifying phase that they can afford more home than they thought.

The Best Part of the Story.

When they closed on their home, Richard said, "You made this so easy for us. I wish I would've come to you the last time." I told him, "If you would've, it would have been a medical exam. I was a doctor then."
